Job Description 

The Asset Manager will be responsible for the management of assets in Dream Capital’s portfolio. This role is office-based in Atlanta, Georgia.

Essential Job Functions (Duties/Responsibilities)

The Asset Manager will have the following duties and responsibilities, including but not limited to:

  • Prepare quarterly investor reports and valuations.
  • Perform financial analysis of properties including operating statements, budget and variance review, loan administration, disposition analysis, lease analysis, appraisal, and capex reviews, etc.
  • Perform quarterly valuations, financial reporting, and portfolio strategy for quarterly and annual investor reporting.
  • Conduct market research to determine various factors impacting property level performance.
  • Oversee implementation of business plan(s) associated with a variety of real estate-related assets, including mezzanine and bridge loans, and preferred and common equity positions.
  • Work closely with senior management in analyzing strategies for acquisitions, dispositions, recapitalization, and refinance. 
  • Review and interpret legal documents, such as loan agreements, guarantees, and promissory notes to ensure the loans remain in compliance.
  • Monitor capital improvement projects to ensure timely completion within budgets.
  • Analyze and recommend strategic initiatives to the executive team to optimize investor returns and mitigate risk. 
  • Conduct disposition analysis to assist executive team in refinance or recapitalization decision making. 
  • Update and actualize underwriting models. 
  • Manage ongoing improvement of upstream reporting procedures to improve data availability and integrity.

Qualifications

Education: Bachelor's degree in Finance, Real Estate and/or Accounting

Experience: A minimum of 5 years of experience in Real Estate with an emphasis on financial analysis, development, acquisitions, valuations, relationship management, capital markets and asset management.

Knowledge/Skills/Abilities:

  • A strong knowledge of real estate markets with a particular emphasis on hotel, multifamily, office, retail and industrial. 
  • Excellent project management, leadership, and organizational skills.
  • The ability to analyze complex financial, statistical, and qualitative data. 
  • The ability to analyze complex operating agreements and waterfall models. 
  • The ability to "think outside the box" and present ideas in a clear and concise manner.
  • The ability to train analytical staff.
  • The ability to multitask and function within a growing organization.

Travel: up to 20%

Job Description 

The Development Analyst supports the execution of the Company’s development platform by performing financial analyses of development opportunities, preparing appropriate documents to facilitate the underwriting, and closing of real estate transactions, interfacing with brokers, equity partners, institutional clients, and the Company’s development leadership, and tracking and reporting on the status of new construction projects and acquisitions. This role is office-based in Atlanta, Georgia.

Essential Job Functions (Duties/Responsibilities)

The Development Analyst will have the following duties and responsibilities, including but not limited to:

  • Conducts financial analysis of development opportunities, including the creation of detailed pro-forma and financial models. Gathers, compiles, investigates, and analyzes market data to identify potential development opportunities, and prepares narrative development memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions.
  • Establishes and maintains productive relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed development transactions.
  • Identifies, investigates, and refers potential acquisitions and other real estate transactions to executive team, and assists in preparing financial, market, and other documents required for new business pitches. 
  • Organizes, leads, and/or participates in the due diligence on properties under contract, and develops documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
  • Monitors and reports on the status and progress of proposed development transactions within the assigned geographic region, establishes critical timelines and deadlines for tasks and activities related to the proposed transaction, and identifies and effectively addresses issues or problems that could otherwise adversely affect closing.
  • Underwrite new commercial real estate acquisitions and opportunistic developments. 
  • Review offering memorandums, financial statements, and other due diligence materials.
  • Populate proprietary financial models in Excel and prepare valuation analyses for debt and/or equity structures.
  • The ability to model complex investment structures and waterfalls.
  • Prepare term sheets and letters of intent.
  • Assist with all aspects of due diligence and closing transactions.
  • Assist in preparation of Quarterly Investor Reports.
  • Support senior team members with ongoing development projects.
  • Monitor and report status of ongoing construction projects. 
  • Other duties as assigned.

Qualifications

Education: Bachelor's degree in Finance, Real Estate and/or Accounting

  • Sense of urgency and strong initiative.
  • Prior experience as an analyst or in a financial position related to hotels, real estate, or similar industry.
  • Strong analytical skills.
